Grants, VAT Relief and Finance for a Mobility Bathroom
How to Fund a Mobility Bathroom UK
A mobility bathroom is a real investment, and for many families the first worry is how to pay for it. What most people don’t realise is that there are three separate routes to help with the cost, and they aren’t always either/or.
This guide covers how to fund a mobility bathroom UK in plain English, so you can see what might apply to you (or a relative you’re helping) before you ask for a quote.
If you’d like a sense of typical prices first, our buyer’s guide is a good place to start.
The three ways to fund a mobility bathroom
In short, you can look at council grants, VAT relief, and private finance. Some people use just one, and others combine two or all three.
| Route | Who it’s for | Rough timescale |
| Disabled Facilities Grant (DFG) | People with a long-term disability or health condition affecting daily life, assessed by an occupational therapist | Usually several months |
| VAT relief | People who are disabled or chronically sick (0%) or aged 60+ for certain products (5%) | Applied straight away on your invoice |
| Private payment or finance | Anyone who doesn’t qualify for a grant, needs to bridge the gap between the grant awarded and the total cost, or needs the work done quickly | As soon as approved |
Disabled Facilities Grants for Mobility Bathroom UK
A DFG is a means-tested grant from your local council. You can use it towards adapting your home. Anyone with a long-term disability or health condition that affects their mobility or daily life can apply. The council will arrange for an occupational therapist (OT) to assess what changes are needed.
In practice, start by contacting your local council and requesting an assessment. For bathing, that might mean swapping a high-sided bath for a level-access shower or a walk-in bath with a sealable door.
How much can you get?
The maximum grant depends on where you live:
- Up to £30,000 in England.
- Up to £36,000 in Wales.
- Up to £25,000 in Northern Ireland.
- No Disabled Facilities Grant in Scotland, although alternative support may be available.
These are maximums, not promises. What you’re offered depends on your assessed needs and the cost of the work.
What the means test involves
For adults, the amount you receive depends on your household income (excluding disability benefits like DLA and PIP) and savings over £6,000.
If the adaptations are required for a disabled child under 18, their parents’ income isn’t taken into account, and no means test applies. Landlords applying on behalf of a disabled tenant aren’t assessed on their own income or savings.
Even with a grant, you may be asked to contribute to the cost of installing an accessible bathroom. Ask your council about this early, before you settle on a design.
Realistic timescales and things to know
A DFG isn’t a quick fix. First comes the OT assessment, then the council’s decision, and the whole process can take many months. If your bathroom is already difficult or unsafe to use, ask the council how long applications take in your area, and whether they can put any smaller safety measures in place while you wait.
Please don’t let any work start until the council has approved the grant, as starting early could affect your application. Council-funded work can also follow set designs, so you may have less say over the layout and finish than you would if you paid privately.
VAT relief on mobility bathrooms
For many people, VAT relief is the most valuable of the three routes, and it’s the one that’s most often explained incorrectly.
There are two different types of VAT relief, and they shouldn’t be mixed up:
The two different VAT relief mobility bathroom options:
0% VAT: for people with a long-term disability or chronic illness. If you have a long-term disability or chronic illness, bathroom adaptations designed to help with your condition can be zero-rated. That means no VAT at all, which saves you the 20% VAT that would otherwise be added.
5% VAT for people aged 60 or over. If you’re 60 or over (whether you’re disabled or not), certain mobility aids qualify for a reduced 5% VAT rate. These include walk-in baths with sealable doors, grab rails, ramps, stairlifts, bath lifts, and built-in shower seats. One important condition: the same company must supply and install the product. If you buy the product separately and arrange installation elsewhere, the reduced rate won’t apply. It’s also a reduced rate, not a full exemption, so some VAT is still payable.
If you qualify for both, the 0% relief is the better option.
Who qualifies as “disabled or chronically sick” for VAT purposes
For VAT, this means a physical or mental impairment that has a long-term, substantial effect on your daily activities, or a condition that is treated as chronic sickness, or a terminal illness. Being elderly isn’t enough on its own, and neither is a temporary illness or injury such as a broken leg.
The work must also be connected to your condition. You don’t need a particular diagnosis or benefit for this, but you do need to complete the declaration honestly. Not sure whether you meet the definition? HMRC or a qualified adviser can confirm it. We can talk you through the paperwork, but we can’t provide professional tax advice.
How to claim it
You don’t pay the VAT and claim it back afterwards. Instead, you sign an eligibility declaration when you order, and we take the VAT off your invoice straight away. We’ll provide the form and explain it. If signing is difficult, a family member or carer can sign on your behalf.
Other grants and local support worth checking
- Home Improvement Agencies (sometimes called Care & Repair or Foundations) can help you find and apply for local funding.
- Charitable grants: Turn2us has a free grants search tool.
- Minor adaptations under £1,000: In England, councils typically provide smaller items of equipment and adaptations free of charge, without a full DFG application.
- Council Tax: a Disabled Band Reduction may be available in some cases.
Financing a mobility bathroom privately
A private finance route may suit you if you don’t qualify for a grant, need the work done faster than a council timeline allows, or want more choice over the design.
What finance options typically look like
Payment plans let you spread the cost over a number of months, sometimes interest-free, and sometimes with interest, depending on the provider and your circumstances. Approval and affordability checks always apply.
At Premier Care in Bathing, Novuna Personal Finance provides credit, subject to status and affordability. Premier Care in Bathing is authorised and regulated by the FCA as a credit broker, not a lender.
Always check the representative example and terms before you sign, and don’t rely on an old quote.
Using savings, equity or a loan
Some people prefer to pay from savings, or to borrow against their home. If you’re considering anything involving borrowing, speak to a financial adviser or your mortgage lender first, as we can't provide financial advice.
Frequently asked questions
Can I get a grant and VAT relief at the same time?
Yes. They’re separate schemes, so receiving one doesn’t rule out the other. The work must still meet each scheme’s requirements.
Do I need a diagnosis to qualify for VAT relief?
Not necessarily. What matters is whether you meet the definition of disabled or chronically sick and whether the work is connected to your condition. You’ll need to sign a declaration to confirm this.
How long does a Disabled Facilities Grant bathroom take?
There’s no fixed UK-wide timescale, but you should expect several months. Your council can tell you how long applications are currently taking.
Can I get 5% and 0% VAT on the same bathroom?
No. They’re alternative reliefs. If you meet the disability definition, the 0% rate is better. The 5% rate is designed for people aged 60 or over, and is most useful if you don’t meet the disability definition.
Does a mobility bathroom add value to my home?
It may make a property more practical for some buyers, but it doesn’t guarantee a higher value. The quality of the work, the location, and buyers’ preferences all play a part.
